Sellers: Disclose Before You Close!
It’s a few pieces of paper that can save you a lot of trouble down the road. It’s called the seller disclosure form, and it’s one of the most important things you, as a seller, will fill out as part of selling your home.

Salem Park has benefited from the donation of benches, which were built by the woodworkers club in the Hideout, and bleachers and the park will receive playground equipment and another set of bleachers later this year. Summer in the Lake Region7/11/2014
Summer is in full swing in the Lake Region! The area fireworks were phenominal- especially those at Lake Wallenpaupack, Lake Ariel, The Hideout, and even Lake Henry (I was able to see them from my driveway!) The echo of fireworks over mountains is really something everyone should experience. They seem to go on and on, literally rolling over the mountains.
Bethel Woods has a fantastic lineup this summer. Only an hour or so from Lake Ariel, there are great shows and I am especially looking forward to Jimmy Buffet on July 17. You can check out all the upcoming shows at their website: http://www.bethelwoodscenter.org/
The next big event in Wayne County is the FAIR! Fair week is the 1st week of August and it's a true country/ county fair with 4H animal exhibits, rodeo, shows and rides. If you've never experienced a "County Fair", it's definitely worth a visit. There is still time to rent a home for the week and you can call us for availability.
Pike Wayne Quartely Indicator Report3/18/2014
Number of homes sold is + 4.3%
Number of homes for sale - 8.5%
Average sold price - 6.5%
In its entirety, 2013 proved to be a good year for housing. Home sales and
prices were broadly higher across the nation, while foreclosure loads, the
number of homes for sale and the number of days it took to sell a home were all
much lower. Multiple-offer situations became commonplace again and prices in
many areas rallied to multi-year highs. This, of course, varied by location and
segment, but the proverbial glass appeared to be more than half full throughout
Median Sales Price
Residential real estate activity in the counties of Pike and Wayne,
comprised of single-family properties, townhomes and condominiums
combined. Percent changes are calculated using rounded figures.
riginal List Price Received
New Listings remained flat at 513. Pending Sales were up 2.5 percent to 329.
Inventory levels shrank 8.5 percent to 1,822 units.
Prices softened somewhat. The Median Sales Price decreased 6.5 percent to
$130,000. Days on Market was up 0.6 percent to 167 days. Absorption rates
improved as Months Supply of Inventory was down 22.2 percent to 12.6
Housing is fortified by confident consumers and good jobs. The year 2013 was
marked by a slowly improving labor market stunted by political gridlock, and the
Federal Reserve's long-awaited taper announcement was not surprising.
Interest rates remain low (but upwardly mobile), prices are still affordable, the
employment picture looks decent and the stock market is up nearly 30.0
percent from this time last year. It's no wonder that buyers were active in 2013.
Here's to more of the same in 2014.

Warming up in Northeast PA1/13/2014
Happy New Year from Chilly Lake Ariel PA! The wind chill over the past week has set some records but we have our ways of countering the effests. For example, what better way to warm up than in front of a roaring fire sipping hot cocoa! Head on over to the Hideout Ski Hill where the fireplace in the Lodge snack bar is blazing. If you start to get too warm, slip on a pair of skates and check out the new skating rink. The slopes are also fine with a combination of man made and natural powder.
Lake Wallenpaupack is an awesome view when frozen over. You can enjoy the vistas from the warmth of your table at Ehrhardts while embibing in a sweet Irish Coffee. Better yet, lets talk about your own Lakeside cottage. Lakefront Homes for sale are at their most affordable price in 10 years. Coupled with todays low mortgage rates, they are now affordable to many. For a list of the homes available on Lake Wallenpaupack, check out the search we have completed for you.

Located in northeastern Pennsylvania, the village of Lake Ariel is an unincorporated community in Wayne County, Pennsylvania, United States. The village is dominated by a church (Roman Catholic), 3 restaurants, a bank, the Post Office and a small market/ gas station.
The Lake Ariel Post Office provides rural delivery service to households in Lake, Salem, S Canaan, Jefferson, Paupack, and Sterling townships and crosses into 2 counties. The area is home to several recreational communities and is a popular destination for second home owners. The Hideout is the largest community served and has 4100 properties over 2700 acres. With some listings in Lackawanna County, many agents opt to participate in 2 Multi-list Service which results in duplication of listings.
